Wooden house

Advantages
Unlike a concrete block house, a wooden house has very good thermal and sound insulation. The humidity control is carried out in a natural manner, the air is healthier and as a consequence there are fewer microbes.

Savings
Wooden houses help you save energy, because wood is a naturally insulating material. The Nordic countries understood that fact earlier than those of  Central Europe and have used a lot of wood for home constructions.

Building permit
As is the case for conventional construction, a building permit is essential.

Budget
The budget is less  than that for conventional construction, and there are different ways of allowing you to adapt the project to your budget.

Do it yourself
It is an economical solution that offers you a competitive price regarding construction. The manufacturer you choose will provide materials and drawings and if you’re used to construction you can continue the work yourself. For assembly of the upper part of the house you must hire a builder.

Basic package
In this case you buy only a wooden house. All elements are delivered to the site of construction, but it is the builder who assembles the different parts. You do not carry out the bulk of the work, but the landscaping remains your responsibility. You need to therefore have knowledge of plumbing, sanitary and electric installations in order to maintain a reasonable budget.

All inclusive
As for a conventional home, if you choose the “all inclusive” option, you will not have to do very much. Obviously the cost will be very close to that of a traditional house.

A home made from passive wood?
To carry out an environmentally-friendly project is tempting. But take into account that the criteria for doing so are drastic: heating consumption of 15kWh / m2 / year, a perfect air tightness and total primary energy consumption of less than 120kWh / m2 / year. This will result in additional costs of approximately 20%.

Energy efficient certificates
For energy-saving buildings, it depends on the region where you live.  In France, for example, with this certification you can benefit from Scellier assistance (13 % tax reduction on your property).

Fire risk
They are the same as for the other constructions. However, note that hardwoods ignite slower than softwood.
